Project Information

The Chancery Lane project commenced in August 2015 and was completed in October 2018. The project involved the demolition of the existing building at Chancery Lane and redevelopment behind the retained façade of the public house to provide a basement plus 8-storey building, comprising a mix of offices at part basement-level and part ground floor-level, and a hotel at part basement-level and part ground floor and first to seventh floor levels. The need to satisfy stringent planning constraints led to our client retaining WPS as consultants to assist with achieving the required BREEAM accreditation, Considerate Constructors Scheme (CCS) attainment, the planning s106 Agreement conditions and achieving Corporate Social Responsibility (CSR) aspects.

Functions undertaken

WPS started with the Pre-demolition Audit, feeding the results into the Site Waste Management Plan ,(SWMP) (using WPS’s own software tool, WastePlan upgraded to SitePlan), thereby contributing to BREEAM Wst01, planning, CCS and CSR. WPS then prepared the Construction Environmental Management Plan (CEMP) and the Noise, Dust and Vibration Plan (NDV) to satisfy planning conditions. For the duration of the project WPS managed the Water, Energy and Carbon Plans, monitoring site impacts, to achieve BREEAM credits (Man03), CCS points and CSR. Relating to procurement, WPS developed the Sustainable Procurement Policy andmanaged the Local Labour and Procurement Plans for the City as well as the Sustainable Procurement Plan for BREEAM credits, CCS points and CSR. FORS and CLOCS compliance monitoring was supervised by WPS to satisfy the City, contribute to CCS points and help with CSR and the Operational Waste Audit carried out by WPS achieved the BREEAM Wst03 credit. Logistics, Traffic, Transport and Green Travel Plans contributed to BREEAM (Tra05 & Man03), CCS and CSR. The Environmental Management System (EMS) prepared to BS standard BS8555:2003, phase 4 contributed to BREEAM (Man03), CCS and CSR. In addition to the above contributions assisting with CCS points, WPS provided further Considerate Constructors Scheme consultancto contribute towards points for the following sections:

Appearance, Community,

Environment, Workforce,

Innovation and Site Specific.

Conclusion

WPS ensured that the necessary BREEAM credits were achieved for the required Excellent standard. All planning conditions and s106 conditions were satisfied, as were the local requirements of the City. The final CCS inspection achieved 39 points.
